PEPCO Incentive – Adventist Healthcare

  • Adventist Healthcare Office Building is located in Gaithersburg, MD. The incentive program is PEPCO C&I Energy Savings Program.

  • Pandagy is hired to submit an incentive application for the AHUs replacement. 

  • The existing system is a variable-air-volume system served by four (4) AHUs.

  • The replacement units are four (4) AAON RN-140E with variable speed compressors.

  • The owner receives $160,000 of utility incentive by PEPCO.

Energy Audit – 3900 Watson Place Bldg. B

  • 3900 Watson place is a co-op condominium building located in Washington DC. The building is 12-story multifamily building with the total of 84 living units and composed of basement level of storage, mechanical areas, lobby, and offices.

  • Pandagy is hired to perform Energy Audit Level 2 of the building to identify the recommendation of energy conservation measures due to the low EnergyStar score
    of the building.

  • The existing building has 2-pipe chilled water and hot water systems. Each condominium is served by multiple sizes of fan coil units. The chilled water is produced by centrifugal chillers and the hot water is generated by gas boilers.

  • Six (6) Energy Conservation Measures were investigated including but not limited to chiller upgrade, boiler upgrade, installing VFDs on all water pumps, installing controls systems and valves for the fan coil units, and domestic hot water heater upgrade.

  • Based on the study, installing VFDs on all pumps and domestic hot water heater upgrade yield the best return of investment and will help raising EnergyStar score of the building.

LEED Energy Modeling – University of Maryland Capital Region Medical Center

  • The UMCRMC building is a 750,000 SF (69,677 SQ.M.) hospital building composed with inpatient, outpatient, triage, cafeteria, and operational center.

  • Pandagy is hired to perform energy analyses on several building systems to identify the most energy efficient lighting, HVAC, and equipment. In addition, Pandagy also performed the energy modeling for LEED certification which assists the project to achieve the LEED Silver Level.

  • The building utilizes high-efficient HVAC systems including water-cooled chiller, condensing gas boilers, and combined heat power equipment.

  • The proposed design results in operational cost savings of $1,681,825 over the baseline design.

  • Achieved 14 points in Optimized Energy Performance Credits.

  • Energy Model was utilized to acquire $2 Million Dollars BGE Incentive for Combined Heat & Power System.

Energy Modeling – MedImmune, Inc. Administration and Research & Development Campus

  • The MedImmune campus is a 887,590 SF (82,459 SQ.M.) office and laboratory building (six connected buildings) located in Gaithersburg, MD.

  • Pandagy is hired to perform an energy model and payback analyses on the entire campus building to compare multiple HVAC controls upgrades on both air-side and water-side systems including Airside economizer reset, static pressure reset, chilled water supply temperature reset.

  • The building utilizes high-efficient HVAC systems including water-cooled chiller, condensing gas boilers, and high-efficient air-handlers.

  • The energy analysis results assisted the building owner in the decision-making process to pursue the re-size of the HVAC systems due to the changes in the occupancy in the building over the years.

  • Energy Model was utilized to acquire $2 Million Dollars BGE Incentive for Combined Heat & Power System.

Energy Audit – International Association of Machinists and Aerospace Workers

  • The Machinist building is a 123,000 SF office building composed with atrium, offices, conference rooms, corridors, fitness room, and mechanical and electrical rooms.

  • Pandagy performed an ASHRAE energy audit level 2 on the building to identify energy savings opportunities including lighting, envelope, and HVAC systems and controls.

  • The building is conditioned by 11 chilled-water hot-water AHUs which are equipped with guided vanes and pneumatic controls. The existing chillers were in series configuration. The hot water was served by 23-year old gas boilers.

  • The recommended ECMs include the hot water system and chilled water system upgrades.

  • The total installed cost of the ECMs is $6,300,000. The ECMs saves the estimate total utility cost of $246,074 annually. Additionally, the upgrades also qualify up to $250,000 of utility incentive.

Code Compliance Model – Auto Spa Express

  • AutoSpa Express is a 5,856 SF one-story car wash facility building. The project was seeking the permit in Howard County, MD. The energy code is the International Energy Conservation Code (IECC) 2021.

  • Pandagy was contracted to perform energy analyses to demonstrate code compliance per IECC 2021 section C407 Total Building Energy Performance Pathway.

  • The project design meets IECC 2021 showing the estimated utility cost less than 80% of the standard reference design model.

BEPs Verifications

  • DC, Montgomery County in MD, and MD have Building Energy Performance Standards which mandate the benchmarking of the energy consumption for certain size of commercial and multifamily buildings.
